Level of Development (LOD 100-500)
The term “Level of Development” (LOD) is used in the context of Building Information Modeling (BIM) to indicate the degree of accuracy and detail of a BIM model at different stages of a building project. The LOD framework was developed jointly by the American Institute of Architects (AIA) and the Associated General Contractors of America (AGC) to provide a standardized language for expressing the level of development of a BIM model. Typically, the LOD is conveyed in a range of numbers between 100 and 500.
LOD 100 - Conceptual Design
LOD 100 is the lowest level of development, frequently employed in the conceptual design stage of the process. To depict the general massing and size of elements, it has generic shapes and forms. LOD 100 is used for early design conversations; however, the model is not very accurate.
LOD 200 - Schematic Design
LOD 200 provides building components in more detail during the schematic design stage. It contains approximations of places, sizes, forms, and quantities. Although LOD 200 is still unsuitable for building, it does improve the visibility and comprehension of the design concept.
LOD 300 - Design Development
LOD 300 is connected with the design development phase. At this level, the BIM model includes accurate and specific information about the size, shape, location, and orientation of building elements. It is suitable for coordination between different disciplines and for generating detailed construction documents.
LOD 350 - Construction Documentation
LOD 350 is utilized at the construction documentation stage and is an extension of LOD 300. It provides more information and detail, such as manufacturing data, connections, and particular components. The model at LOD 350 supports the creation of building documentation for usage in the field.
LOD 400 - Construction
LOD 400 is the level of detail required for actual construction. Accurate amounts, exact dimensions, and detailed information about each component are all included. LOD 400 provides construction, manufacturing, and installation processes.
LOD 500 - As-Built
LOD 500 is the most advanced stage of development and is used to capture as-built circumstances. LOD 500 provides precise data about installed building components in the BIM model, as confirmed by field measurements or scans. It is a trustworthy resource for facility management and upcoming upgrades.
